Direct commercial projects

Small Commercial Electrical Projects, Direct to the Owner

Tenant improvements, equipment additions, service upgrades and facility modifications, designed, permitted and installed by one electrical contractor.

Tenant improvement in progress with an electrician in safety gear measuring a framed wall.
  • Designed in-house, PE-sealed when required
  • Permits handled for you
  • Closeout package with as-builts and panel schedules

What we take, and what we do not

You will know in one read whether your project fits.

We take:

  • 01

    Small tenant improvements and finish-outs

  • 02

    Equipment and process power additions

  • 03

    Service and panel upgrades

  • 04

    Lighting redesigns

  • 05

    Lab and clinic power

We do not take:

  • 01

General contracting (we work under your general contractor, not as one)

  • 02

    Utility-side high voltage work

  • 03

    Fire alarm systems

  • 04

    Security devices and access control

  • 05

    Fiber splicing

  • 06

Solar PV installation (we refer it to another contractor)

Building ground-up, or a multi-trade TI? We do the electrical as the subcontractor under your general contractor. See our page for general contractors.

The people who draw it build it

You skip the back-and-forth between an engineer and an installer who never talk. We do the electrical design in-house. When the jurisdiction requires sealed drawings, a partner professional engineer reviews and seals them.

An open commercial space being fitted out, new conduit runs overhead, material carts and work lights on the floor, and two tradespeople in hard hats on a rolling scaffold at the far end.

What that saves you: weeks of engineer revisions and fewer city resubmittals.

How a project runs

  1. 1. Scope

We walk the space and write down what you need in plain terms.

  2. 2. Design and permit

We draw the electrical design, get it sealed when required, and submit for the permit.

  3. 3. Schedule

We set dates around your operation and tell you what will be shut off, and when.

  4. 4. Install

Our licensed crew does the work. One project contact answers your calls.

  5. 5. Inspection

We schedule the inspections and meet the inspector.

  6. 6. Closeout package

You get as-built drawings, updated panel schedules and the inspection sign-offs in one package.

Permits are on us

You do not deal with the permit office. Each city runs its own portal, submittal rules and inspection windows, and we handle all of it.

Our electrical contractor license (TECL #39622) is statewide, so we can pull electrical permits in any Texas city or county that issues them.

  • 01

Registration. We register with the city where it is required.

  • 02

Application. We file the permit and the drawings it needs.

  • 03

Utility. We file the utility paperwork for new or changed service.

  • 04

Inspections. We schedule them and meet the inspector on site.

Our terms, in plain sentences

Change orders

Every change order is written, priced and signed before work continues. Field conditions change. The work does not change until you approve it in writing.

Pricing

We quote every job after a site visit. No fixed bids on guesses. Materials are billed at cost plus a documented markup. On open-scope work we offer time and materials with itemized invoices.

Warranty

Our work carries a one-year warranty. If our work fails, we come back and make it right. You do not have to prove fault first.

Schedule

We commit to the dates in your contract. If anything puts a date at risk, you hear it from us first, with the reason and the new date.

Payment

Net 30. A deposit on jobs over $50,000. ACH, check or card (3% card fee).
