Who issues electrical permits: Village of The Hills, Village Office at 102 Trophy Drive. The village issues Floodplain Development Permits. Its website does not describe a building or electrical permit process.
- 02
How to apply: Not published. The village posts a Floodplain Development Permit Application for work in a FEMA Special Flood Hazard Area. The village's contact guide sends architectural review to The Hills Property Owners Association and plumbing inspections to Hurst Creek MUD. Call the Village Office before starting electrical work.
- 03
What to know locally: Two electric utilities split the village, so confirm the provider for the address first. Hurst Creek MUD handles water, sewer, trash and plumbing inspections. The Hills POA handles architectural review. Lake Travis Fire Rescue serves the area. The village code is published on Franklin Legal.
- 04
Utility coordination: Austin Energy or Pedernales Electric Cooperative (PEC), depending on the address. The village says you are served by either PEC or Austin Energy depending on your address. For Austin Energy, commercial projects over 350 amps single-phase or 225 amps three-phase need an Electric Service Planning Application (ESPA), a site plan and a riser diagram, and Austin Energy notes it may be the provider while another city manages building permits. For PEC, new commercial service needs a site plan, one-line diagram, 911 address, warranty deed, plat and service size.

Typical review time: Not published by the city.
