Commercial ProjectsPermits and inspections in Lakeway
Our electrical contractor license (TECL #39622) is statewide. We file the permit, handle the utility paperwork and meet the inspector.
- 01
Who issues electrical permits: Building and Development Services (BDS); online through Lakeway Civic Self Service (Tyler EnerGov)
- 02
How to apply: Since November 12, 2024, all permit applications and inspection requests go through Civic Self Service. Contractors must register in Civic Self Service so the city can verify licensing; one key person, such as the general contractor, can manage the whole permit instead. Staff meet in person by appointment.
- 03
Inspections: Schedule in Civic Self Service by 4 pm the business day before (requests before 4 pm make the next day's schedule). A $150 re-inspection fee is due for every failed or partial inspection, and inspections cancelled after 4 pm the day before are charged a fee.
- 04
What to know locally: Lakeway's Code of Ordinances (Section 24.02.082) adopts the 2023 National Electrical Code.
- 05
Utility coordination: Pedernales Electric Cooperative (most of Lakeway); Austin Energy (south and east of Hurst Creek). PEC brings power to the site, sets the meter and energizes the service. The customer handles permits and inspections. Meter sockets must be UL listed and meet PEC specifications, and PEC will refuse service where a known hazard exists. Austin Energy requires an Electric Service Planning Application (ESPA) for new service and for changes to an existing service. A Meter Review is required before a meter is set for commercial new construction, remodels and service upgrades.
- 06
Typical review time: Not published by the city.
