Who issues electrical permits: Village of Briarcliff office at City Hall, 302 Sleat Drive. Permit applications are PDF forms on the village website; no online portal was found.
- 02
How to apply: The village says additions, remodels, garages, fences, driveways, pools and boat docks need a building permit submitted to the village for approval. Builders file the Village Builder Application packet, which asks for the name and license number of the electrical, plumbing and HVAC contractors and an energy code compliance report. The village's posted forms are residential; no separate commercial permit form is posted.
- 03
Inspections: The builder packet says ATS will conduct all inspections and that inspections from any other company will not be accepted. The village office takes calls about ATS building inspections. The packet lists a combined frame and MEP rough-in inspection.
- 04
What to know locally: The village's builder packet lists the 2014 National Electrical Code and the 2015 International Building, Residential, Energy, Plumbing, Mechanical and Fuel Gas Codes. Work is not allowed before 7 a.m. or after 6 p.m. Monday through Saturday, on Sundays, or on listed holidays. The village runs its own water service, and septic permits go through LCRA.
- 05
Utility coordination: Pedernales Electric Cooperative (PEC). The village's Utilities page names PEC as the electric provider, and Briarcliff is on PEC's list of franchise cities. For new commercial service PEC asks for a site plan, a one-line electrical diagram, the 911 address, a warranty deed, an approved site plan and plat, and the service size in amps.
