Scoping

  1. Call us. We talk scope, timeline, rough budget — and schedule a site visit on that first call.

  2. Site visit. Bid turnaround date confirmed on the call. Small scope: typically within the week. Large or complex jobs take the time they take — we won't rush a number.

  3. Proposal with change-order terms.

  4. Weekly updates if the job runs long.

Pricing

  • We quote every job after a site visit.

  • No fixed bids on guesses.

  • Materials at cost plus a documented markup.

  • Every change order is written and signed before work continues. Change orders happen — field conditions change. What doesn't happen is work continuing before you've approved the change in writing.

Capacity

We turn down work we can't staff well. No day labor. No body shops.

  • Bonded for commercial work

Insurance

General liability $2M per occurrence / $4M aggregate. Workers' comp in full force. Bonded for commercial work.

Hours

Mon–Fri, 7am–5pm Central. 24/7 emergency line for active clients.
